City planning staff hopes to have a final report ready toward the end of this year about a condo complex with more than 1,500 units planned for 23 Spadina Ave. at Bremner Blvd.
The Concord Adex application requires a zoning amendment because of its height and density.
It calls for two towers, 75 and 68 storeys, with a 10-storey mixed use podium for retail, office and residential units. It also wants 107 bachelor units, 1,132 1-bedrooms, 138 2-bedrooms and 159 3-plus bedrooms. There would be 724 parking spaces.
A planning report notes the area is parkland deficient. Under Section 42 of the Planning Act, the city can require land or cash-in-lieu for parkland or other recreational uses.
