Esplanade, Front, Sherbourne planning items

An application proposing to redevelop 75 The Esplanade with a 34-storey mixed used building containing street level retail and residential uses above is going to community council this month.

City staff are requesting authorization for a community consultation on the application, which proposes to contain 350 dwelling units and 1,426 square metres of retail space on the site. Once the consultation is completed, a final report is expected in the third quarter of 2016 assuming that the applicant provides all required information to the city in a timely manner.

During the same meeting, community council will discuss the OMB-bound application to redevelop the property at 177, 183 and 197 Front St. E., 15-21 Lower Sherbourne St. and 200 The Esplanade.

Due to council’s earlier failure to make a decision with respect to the applications within the time prescribed by the Planning Act.

The applicant was able to appeal the zoning by-law amendment directly to the OMB.

A pre-hearing was held in March 2015. A second pre-hearing is scheduled for Oct. 14, to be followed by a full hearing (if required) in Feb. 2016.

The community council agenda also includes changes to on-street stopping and loading around the St. Lawrence Market, an application to demolish houses at 31, 33 and 35 Dundonald St., at requested limitations to a boulevard cafe permit to be granted to the Tilted Kilt at 38 The Esplanade.
